Remember to leave your lights on in every room.

Move all garbage cans, discarded wood scraps or any building materials that may be around the parameter of your home.
Prune bushes and trees.
A fresh coat of paint on the front door will give the buyers a good first impression.
If you can't afford to paint the outside of your home, give it a good powerwash to remove dirt and grime.

In General: Be Your Own BUYER
Try to look at your house "through a buyer's eyes," as though you've never seen it before. This exercise will help you see what needs to be done. Any time and money invested on these items will usually bring you the return of more money and a quicker sale.

1) Curb Appeal - If you property doesn't have any..invest in it! Most buyer's will make their mind up on a property by simply doing a drive by or pulling up into the driveway.

3) Upgrades - When I say upgrades, I mean..fixtures..lighting..ceiling fans..cabinet hardware..anything that you can upgrade will give the buyer a feeling that the property has been well maintained.
3) Beautiful Baths - Buyers are looking for baths with a spa feeling. They want to feel that they are transported away from the busy lifestyles that they lead.
4) Fireplaces - If you have a fireplace, show it OFF!
5) Granite Counters - This is a luxury for most, and will definitely pay off for you if you invest in them.
6) Stainless Steel - This hot trend in appliances is not going away any time soon! Buyers love a kitchen with appliances that show off a "gourmet" feel!
7) Organized Closets - This is another great trend that buyers love! Investing in a customized closet system will definitely pay off in the end!
8) Dream Garage - This is a fairly new trend that buyers are looking for. If the garage is beautiful, and finished off this will be another sign to a buyer that your property is well maintained.

Bonus: The last thing I would like to add is COLOR! Gone are the days of white walls sell! If you add neutral colors to sterile white walls, it will assist the buyer in emotionally connecting to the property.
